- Architecturally controlled and pre-selected exterior elevations and colour packages.
- Architecturally
distinctive exteriors of brick and stone (per plan), with brick
quoining where shown, soldier coursing, arches, keystones and other
complementary details and materials as per elevations and plans.
- Upgraded metal insulated front and side entry doors with weather-stripping, where applicable.
- Sliding patio doors (where they occur) will be thermalpane, thermally broken, tempered insulglass with screen.
- Long-life
pre-finished maintenance-free aluminium soffit, fascia, eaves troughs,
downpipes, shutters, and detailing as per plans.
- Low-infiltration
vinyl casement or thermalpane windows throughout, except garage.
Screens on all operable windows. Basement windows to be vinyl sliders.
- Two exterior water taps (front tap in garage).
- Lot fully graded and sodded.
- Paved Single-driveway with base coat followed by a top coat at a cost to the purchaser of $800 to be paid on closing.

- All drywall tacked with nails and secured with screws.
- All
interior walls and trim to be painted with quality off-white paint.
Kitchen, bathroom, laundry and trim throughout to have semi-gloss

- Spray textured ceilings (except kitchen or combination kitchen/ breakfast bathrooms and laundry to have smooth ceiling.
- Colonial baseboard and casing.
- Fresh air ventilation as per the Ontario Building Code.
- Reinforced concrete garage floor with grade beams.
- 5/8" tongue and groove subfloors.
- 35 oz luxury broadloom with quality underpad in all designated floor areas.
- Marble thresholds where ceramic joins flooring other than hardwood.
- Subfloors to be sanded and refastened with screws prior to the installation of the flooring finish.
- Imported
ceramic floor tile in foyer, kitchen, breakfast area, powder room, main
and ensuite bathrooms and laundry rooms, except laundry areas in
basement, as per plan.
- Quarter round in all tiled areas.
Kitchen
- High-power two-speed kitchen exhaust hood over stove, with light and exterior venting.
- Double-compartment stainless steel sink with Moen single-lever faucet.
- Heavy-duty receptacle for stove.
- Split electrical outlets at counter level for small appliances, with ground fault interrupter as required.
- Kitchen cabinetry opening designed to accommodate the installation of a dishwasher with rough-in plumbing and electrical.
- Pantry as per plan.
- Superior
custom-styled furniture-finished cabinetry with post-formed counter
tops in kitchen and bathrooms in a wide range of styles and finishes
(no vanity where pedestal indicated).
- Extended or raised breakfast counter, as per plan.
- Colour co-ordinated kickplates to complement cabinets.
Bathrooms & Laundry
- Pedestal sink in powder rooms as per plans.
- Ceramic soap dish, towel bar and paper holder in all bathrooms (excluding soap dish where pedestal sink shown).
- Exhaust fans in all bathrooms.
- All shower areas, including tub enclosures, to have upgraded Wonderboard-type treatment.
- Privacy lock on all bathroom doors.
- Ceramic
wall tiles up to and including ceiling in shower stalls, platform and
two rows on wall in oval or corner tubs, and up to ceiling in standard
tub enclosure.
- All shower stalls to have marble jambs, where applicable.
- Standard white plumbing fixtures.
- Moen faucets throughout - single-lever, except in oval/corner tubs and laundry tub.
- Marquee-style strip lighting in bathrooms and powder room.
- Oversized bevelled mirrors above vanities in all bathrooms.
- Electrical outlets for small appliances beside vanity in all bathrooms, with ground fault interrupter as required.
- Washer connection and laundry tub with faucet as per plans.
- Heavy-duty outlet for clothes dryer with exterior vent cap.
Electrical & Security
- Pre-wired for cable T.V. in family room or living room and master bedroom.
- 100
AMP electrical service with heavy duty copper wiring and circuit
breaker panel in accordance with the Electrical Safety Authority
standards.
- Three exterior weatherproof electrical outlets, one
in garage, one in rear and one on front porch, with ground fault
interrupters.
- Electronic smoke detectors (interconnected), and carbon monoxide detectors as per the Ontario Building Code.
- Telephone rough-in provided.
- Rough-in for central vacuum system.
- Fully
installed security system included at the purchaser's option when three
(3) years of monitoring service is ordered prior to the start of
construction.
Heating/Insulation/Air Conditioning
- Gas-fired
power exhaust hot water tank to be installed by Direct Energy or other
designate (at the Builder's option) on a rental basis.
- High efficiency, forced-air, heating system. Ductwork sized to accommodate the future installation of central air conditioning.
- Exterior walls fully insulated to meet or exceed the building code. Entire house sealed with vapour/air barrier as required.
- All windows and doors fully caulked with quality brand caulking. Weather-stripping on all exterior doors.
- Comprehensive air-seal package to all exterior doors and windows.
Warranty
- Sundial Homes One-Year Warranty supported by the TARION (Ontario New Home Warranty Program) “Excellent Service Rating”.
- Two-year Warranty on mechanical system and water penetration.
- Seven Year Warranty on major structural defects.
- All Purchaser colour selections are from builder’s standard samples only.
- Number of steps at entries may very from that shown according to grading and municipal requirements.
- Ceilings and walls may be modified to accommodate mechanical systems.
Warranties
are limited to the requirements established by the Ontario New Home
Warranty Plan Act. Specifications subject to change without notice and
may be revised or improved without notice as necessitated by the
