Our Process
Sundial Homes makes purchasing a new home simple with our 10 simple step process from purchase to closing.  Our Process involves the Sales Agreement, Homeowner Manual, Customer Care, Pre-Construction Seminar, Design Centre Consultation 1 & 2, Welcome Home Forum, Orientation Walk-Through, Day of Closing and the After Sales Service.  Keep reading to learn more about each important step in the process.

Step One – Sales Agreement

Congratulations! You have signed your sales agreement, claiming a stake at new home ownership and marking the beginning of your relationship with Sundial Homes. Our dedicated and dependable sales professionals will explain in detail your sales agreement and will help you understand its terms. You will have any questions addressed as you go through the initial stages of the process.

Step Two – Homeowner Manual

Now that your sales agreement has been approved, you are thrilled about the purchase of your new home and you are looking to get into the details. This is provided by your sales agent in the form of a customized New Homeowner’s Manual, which can be considered the all-inclusive homebuyer’s textbook, containing vital information about your new Sundial home. You will look to this reference for details about your Agreement of Purchase and Sale, mortgage and financing documents, Design Centre upgrades and options, construction timelines and specifications, Orientation Walk-Through, and closing information If you are looking for specific information about your Sundial home, chances are that you will find it in this helpful resource.

Step Three – Customer Care

Here is where Sundial Homes begins to show its commitment to our customers, as you receive a welcoming letter introducing you to our enhanced Customer Care services. You will feel reassured and you will receive contact information for our dedicated team of Customer Care professionals, who can answer any questions you may have about the building of your new home on as you move through the construction process. Sundial Homes wants you to know that you can count on us every step of the way.

Step Four – Pre-construction Seminar

Think of this as Homeownership 101, where you will  receive a personal invitation welcoming you to the process of buying a new home. This introductory session will walk you through our host of services and is designed to familiarize you with the new home buying process , including what we can do for you and how you can shape the process to meet your needs. In the Pre-Construction Seminar , you will meet a variety of members of our professional homebuilder’s team, representing all facets of the process, and review our Customer Care services. Lay a foundation by taking a first-hand look at the construction process, or discover your flair for stylistic details in the Design Centre, but make sure you don’t miss the opportunity to have any questions answered.

Step Five – Design Centre Consultation #1

Now it’s time to turn to craftsmanship and creativity when a member of our Design Centre will contact you to schedule an appointment to review the options at your disposal to make structural changes to  your new home. This first appointment with the Design Centre allows you to begin the process of customizing your home.

Step Six – Design Centre Consultation #2

This is where you see the finishing touches come to fruition — now that you have immersed yourself in the art of customizing your new home, you may wish to take a closer look by visiting the Design Centre to see how your selections come to life in a showroom. The Design Centre is open every Saturday and you are encouraged to browse the stylized presentations in advance of your second consultation, where you will further refine your individualized selections of distinctive colours, accents and finishes.

Step Seven – Welcome Home Forum

Now that you are in the home stretch of home ownership, you are ready for an advanced tutorial in the form of a personalized invitation to our Welcome Home Forum, where we will focus on the remaining steps in the process, including an introduction to your Site Coordinator, an overview of Sundial’s Warranty program, the Orientation Walk-Through, and what you need to know for your closing date. Key Sundial representatives from all branches of our team attend this forum, including such areas as Construction, Post-Closing, and Customer Care, who can answer any questions you may have about your new home.

Step Eight – Orientation Walkthrough

Here is your first opportunity to visit your new home! Now that your home is complete and ready for you to take possession, you’ll have a chance to take an extensive walk- through with an experienced professional home inspector, who will guide you through this comprehensive Pre-Delivery Inspection, also called the Orientation Walk-Through. You’ll receive detailed instructions on maintenance and operating your home’s various functions: from the heating system to plumbing fixtures you will gain confidence in the quality of your new Sundial home. You will also have a chance to meet your Site Coordinator, who is a highly qualified and trusted member of our team and should be considered your go-to person for any post-closing questions or concerns that you may have about your new home.

You will also receive your TARION Homeowner Information Package, which contains valuable information for homebuyers about your new home warranty and the various responsibilities and rights of the builder and the buyer.

Step Nine – Day of Closing

You are now prepared, confident and enthusiastic about taking possession of your brand new Sundial home. Once your legal representative have finalized all of the required documentation, you will arrange to pick up the keys to your new home through your lawyer. Welcome home!

Step Ten – After Sales Service

(a) 30-Day Service Request Form : This form  provides you with an opportunity to let us know of any issues or service requirements that have arisen since your closing date. Look in your TARION Homeowner Information Package that you received during the Orientation Walk-Through, also known as a PDI, for the corresponding form and please provide us with any details that you would like to have addressed. One of our service coordinators will assess your needs and arrange to have a service technician visit your home to conduct any repairs required.

(b) Year-End Service Request Form : This form is also located in your TARION Homeowner Information Package and represents a variation of the 30-Day Service Request Form noted above. When you have reached the 11th month of occupancy in your new home, you are welcome to submit the Year-End Service Request Form, containing any service-related issues that may have arisen from the time you submitted the 30-Day Service Request Form. One of our service coordinators will assess your needs and arrange to have a service technician visit your home to conduct any repairs required.
